A GREAT LOCATION

Located in a quiet street near Square du Temple, in the north part of Le Marais, still more Parisian than touristy.

Very near the lively rue de Bretagne and all its food shops : bakeries, fresh fruits and vegetables, two supermarkets called Franprix and Diagonal, butchers, a cheese shop, several wine shops, 2 shops dedicated only to chocolate etc...
and also 2 newspapers booths, a tobacco shop, 2 chemists, a drugstore, 2 photocopy shops, several banks, 2 flower shops, decoration shops, a laundry shop, a garage, several cafes, sushi bars, Chinese and Italian traiteurs.
The famous Enfants Rouges open air market, with doors on rue de Bretagne and rue Charlot, provides bio vegetables and many other sorts of food, as well a small restaurants.
One of the best spice shops in Paris (Goumanyat) is located very near the flat.

Nearest metro stations are Temple an Republique. The 96 bus line, which goes along nearby rue de Bretagne, goes to many interesting areas of Paris. Nearby Place de la Republique is a major connection point of several metro and bus lines.

Many nice spots of Le Marais (Picasso Museum, Place des Vosges, Carnavalet Museum, National Archives, Centre Pompidou, etc..) re within walking distance


A NICE AND CLEAN APARTMENT

This very clean 32 sqm furnished one bedroom apartment, offers optimum and harmonious use of volume available, and a comfortable housing solution, for a reasonable price.

Both the living room and the bedroom give on the quiet little street (one window each), facing west, giving on the back side of the 3rd arrondissement local city hall.

The living room offers two sofas (one can be turned into two single beds), a rocking-chair, a table and 4 chairs, a buffet (with tableware inside), a few shelves and many decoration items.
The kitchen is open on the living room at the back of the flat. It offers a refrigerator, two electrical burners, and a sink. It's more fun to wash clothes at nearby laundromats of rue des Archives or rue Charlot, where one can meet someone else.

The bedroom offers a double bed, an antique little desk and other decor items, and spacious cupboards (a small one being used as private storage space by the owner).

The bathroom is equipped with a bathtub with a shower nozzle, a wash-basin and a toilet, several large mirrors and a small cupboard.

The open Internet network of the neighbour 3rd arrondissement city hall, located just accross the street, makes it usually easy to get a Wifi connection to Internet. The signal is however not always stable, sometimes excellent, sometimes weaker, however usually sufficient to use Internet email applications.

Nearby cafes (especially the formerly called La Pierre du Marais, at the angle of rue des Archives and rue de Bretagne, and the new and trendy Cafe Charlot, at the angle of rue Charlot and rue de Bretagne and open from 7.00 am to 2.00 am) offer excellent free Wifi signals and even power plugs for best brightness of the screen.
The problem at Cafe Charlot is that it is so successful that at decent hours and even a bit later, it may be hard to get one of the two seats, near the door, having nearby power plugs.

However for a renter who would take the apartment for several months and would want a good Internet signal anywhere in the apartment, we would install Internet + associated TV and phone services, the additional cost would be 50 euros per month.

Heating and production of hot water are individual and electrical.

No television nor any phone line are provided for, but they can be added by the long term renter at his/her expense.

For short term rentals, linen and towels are supplied.

LONG TERM

Long term monthly rent (for each period of 30 nights), inclusing utilities :

for more than 12 months : 1,100 euros (payable ever 2 months in advance)
for 10 to 12 months : 1,130 euros (payable every 2 months in advance)
for 6 to 9 mnths : 1,160 euros (payable every 2 months in advance)
for 4 or 5 months : 1,250 euros (payable every 2 months in advance)
for 2 or 3 months : 1,300 euros (full rent payable in advance)
for 1 to almost 2 months : 1,400 euros (full rent payable in advance)

These rates are including utilities
Additional costs include : electricity/gas, telecommunications, renter’s insurance, one time broker's fee payable upfront; and for rentals over 6 months, taxe d'habitation computed pro rata temporis.
For example, including broker's fee 1 month would cost 1,400+280=1,680 €
I you add about 50 € of electricity, the total costs come up to 1,730 euros, which is still less than 60 euros per night.

Refundable safety deposit (as usual in France) :
for a rental period of more than 6 months : 2 months of rent
for a rental period of 3 to 6 months : 1.5 month of rent
for a rental period of less than 3 months : 1 month of rent
